Key facts

  • A capital gain is added to your taxable income and taxed at your marginal rate, plus the Medicare levy.
  • If you owned the asset for at least 12 months and you're an Australian resident, the gain is halved (the 50% CGT discount).
  • Capital losses are taken off capital gains before the discount; they can't be deducted from wages.
  • For property, the CGT event is usually the contract date, not settlement.
  • From 1 July 2027 the discount is replaced by cost base indexation and a 30% minimum tax on capital gains, for gains accruing after that date (now law); disposals up to 30 June 2027 keep the 50% discount.

How it's worked out

  1. Capital gain = sale price less selling costs, minus purchase price plus buying costs (stamp duty, legal fees and capital improvements count).
  2. Take off capital losses from this year and earlier years.
  3. Halve what's left if you owned the asset for at least 12 months (not counting the purchase and sale days).
  4. The extra tax is the tax on your other income plus the net gain, less the tax on your other income alone, at 2026–27 rates with LITO and the Medicare levy.

Common questions

How is capital gains tax calculated in Australia?

Work out the gain (sale price less selling costs, less what you paid plus buying costs), subtract any capital losses, halve it if you held the asset for at least 12 months, and add it to your taxable income. The tax is the difference in your tax bill.

How much tax will I pay on a $100,000 capital gain?

With $90,000 of other income and the 50% discount, about $16,350.00 in 2026–27.

Do I pay CGT on my home?

Generally not on your main residence. Partial exemptions apply if it was rented out or used for business.

Is the CGT discount changing?

Yes. Under the 2026-27 Budget reforms, now law, the 50% discount for individuals, trusts and partnerships is replaced from 1 July 2027 by cost base indexation and a 30% minimum tax on capital gains. Only gains accruing after 1 July 2027 are affected. This calculator uses the current rules.
